POOR ATTEMPTS AT KICKOUT FLASHINGS & REPAIRS

Here are some afterthought kickout flashings. Unfortunately, these do very little to stop the moisture getting into the wall systems. They do seem to give the homeowner a warm and fuzzy feeling, yet they are a band aid repair attempt. I especially love the one on the right because it seems this individual believes that if you use a ton of caulking, it will resolve the water entry issues. (Wrong, again!)
More horrendous caulking... but at least you can feel good because the roofer completed the repair! (Tongue placed firmly in cheek.)
This picture was taken one year after a repair had been “professionally” performed by a fly-by-night stucco repair firm.

These two photos illustrate the massive amount of damage that can occur when a builder chooses to forego the use of kickout flashings. The majority of the black speckled areas are rotted oriented strand board (OSB). The photo on the right also shows rotted and split 2x4 framing material. I encourage you to click on these images to see the larger versions. It’s definitely worth it.
MOLD DAMAGE EVACUATED HOME IN ALPINE, UTAH

These three photos are of a home located in Alpine, Utah. Although less than 10 years old, this home had to be evacuated due to extremely unhealthy elevated mold inside the home. Dennis McCoy, of Ram Builders, points to the completely rotted wall sheathing in the basement, a floor and a half below the snow covered roof-to-wall connection.(see first photo) The lack of the needed kickout flashing was just one of literally hundreds of moisture entry points on this structure. If you enlarge the middle picture, you will see the white efflorescence powder stains and current water melt-off below the roof termination.
