Termite inspections are recommended for all structures in northern Utah. This inspection is performed on the basis of visible evidence in readily accessible areas of the structure for termites and other wood destroying insects. This inspection is limited to wood destroying insects and does not deal with wood destroying organisms and wood decay fungi (rot).
PURPOSE OF THE TERMITE INSPECTION
We will perform a limited visual inspection for the active visual presence of wood destroying insects including, subterranean termites, carpenter ants, and powder post beetles. We will evaluate the interior, exterior, crawl the under floor crawl spaces, and generally look inside and outside of the house and attached garages for active wood destroying insect evidences.
LIMITATIONS OF LIABILITY
This inspection is non-invasive. We do not remove fascia, trim moldings, cowlings or move furniture or household items to perform our inspection. THEREFORE, WE CANNOT AND DO NOT IN ANY WAY REPRESENT OR GUARANTEE THE PREMISES TO BE COMPLETELY FREE FROM WOOD DESTROYING INSECTS OR THEIR DAMAGE. The best we can do is look for visible evidence of infestations. And since these insects living a concealed lifestyle regular inspections are needed throughout the life of the structure. Some under floor spaces and foundations may be covered with floor or perimeter insulation, and therefore are not visible for inspection. Wall cavities may contain concealed damage and infestations that go on undetected by this limited visual inspection. Inner wall conditions are beyond the scope of this report. Areas behind wall and floor coverings are also beyond the scope of this evaluation. Detached buildings are not inspected unless specifically requested and an additional fee is paid. Neither Michael Leavitt & Co Inspections, Inc. nor its employees or agents shall be liable under any claim, charge or damage of any kind arising out of , connected with resulting from, or sustained as a result of the later identification of latent wood destroying insect infestations. Our liability is limited to the fee for the original termite inspection and claims must be made in writing within 6 months of the original inspection and before any repair work is undertaken.
FULL INVASIVE TERMITE INSPECTION OPTION
If you are needing a complete invasive inspection which includes the use if infrared digital imaging and trained canine detection the fees start at $7,500.00 and we can accommodate these requests as needed. This requires flying into our area the specialists required to perform the work. Full evaluations are cost prohibitive for most clients, although this is often the only way to reveal concealed infestations. Opting for the limited visual inspection comes with it the risk that wood destroying insect activity may go unidentified., thus regular inspections are necessary.
