Radon testing is recommended by the EPA in all residences below the third floor. Radon is a gas that is known to be a cause of lung cancer.

CLOSED HOUSE CONDITIONS FOR ALL SHORT-TERM TESTS

The following conditions must be met per the Environmental Protection Agency protocol to obtain accurate readings:

• 1. All exterior doors and windows closed, except for normal entry and exit.
• 2. Internal-external air exchange systems turned off (I.E. evaporative coolers, window/wall air conditioners, whole house fans)

The fee for the standard radon test does not include babysitting the machine and property throughout the 48 to 120 hour test. Instead, we must rely upon the integrity of the seller, buyer, agents, and occupants of the structure. If you desire a test with a 24/7 building monitor personnel present throughout the testing, then refer to the fee schedule for the rarely justified and expensive service.

PURPOSE OF THE RADON SCREENING

The purpose of the Radon Screening test is provide a professional opinion of the structure’s interior radon levels as of the date of screening. This test is limited to the test conditions.

LIMITATIONS OF LIABILITY

Michael Leavitt & Co Inspections, Inc and Michael Leavitt cannot be assured that the necessary conditions were maintained throughout the screening period in the standard radon test. There can be uncertainty with any radon measurement due to statistical variations and other factors such as changes in the weather and operation of the dwelling. While we and our agents make every effort to maintain the highest possible quality control and include checks and verification steps in our procedures, we make NO WARRANTY OF ANY KIND, EXPRESSED OR IMPLIED, for the consequences of erroneous test results.
