HOME INSPECTION - LEAD ADDENDUM

Lead Hazard Screen inspections are recommended for all Pre-1978 structures in northern Utah that are in fair to good overall condition. Run down homes that will be receiving major renovation should not have this service performed because it is much more appropriate to have the expensive full lead based paint inspection performed. The full LBP inspection is performed by other firms and utilizes the XRF gun to identify the locations of the LBP in the home. IHI Environmental in Slat Lake City is a good reference.

PURPOSE OF THE LEAD HAZARD SCREEN INSPECTION

We will perform a limited lead hazard screen inspection for potential high risk lead-based paint hazards. We will evaluate the interior and exterior of the home to look for areas that we suspect to contain lead based paint.

The full Lead Hazard Screen consists of:

  • 1) An evaluation of the conditions of the interior and exterior painted surfaces of the home.
  • 2) An evaluation of possible lead containing mini-blinds
  • 3) Two composite dust samples

LIMITATIONS OF LIABILITY

This lead hazard screen inspection requires a small amount of destructive discovery in the form of paint scrapings. We do not remove fascia, trim moldings, cowlings or move furniture or household items to perform our inspection. Because of the limited nature of this screening, WE CANNOT AND DO NOT IN ANY WAY REPRESENT OR GUARANTEE THAT THE PREMISES ARE COMPLETELY LEAD FREE. The best we can do is identify high risk areas and give guidance on how to turn these areas into low risk areas.

Detached buildings are not inspected unless specifically requested and an additional fee is paid. Neither Michael Leavitt & Co Inspections, Inc. nor its employees or agents shall be liable under any claim, charge or damage of any kind arising out of , connected with resulting from, or sustained as a result of the later identification of lead-based paints. Our liability is limited to the fee for the original screening, minus the lab fees. Claims must be made in writing within 6 months of the original inspection and before any repair work is undertaken.
