MONDAY MORNING MESSENGER

Message prepared especially for Members of the American Institute of Inspectors® as well as Home Inspectors abroad

November 19, 2001

GOOOOOD MORNING, A.I.I.™....

It's a great day here in Orem, Utah!  The Leavitt household is still thrilled over the come from behind win of the Brigham Young University Cougars over the arch rival Utah Utes.  This win keeps the BYU Cougar's undefeated season intact with 2 games to go.  This may not mean a lot to the MMM readership, but my lovely wife lives for these games.  The Cougar vs. Ute game is the highlight of Shelly's college football season.  As long as BYU wins this game against the Utes, then everything else seems to be okay.  If BYU wins their next two games, then Shelly and I look forward to heading to Phoenix on New Years for the Fiesta Bowl.

This will be a very short inspection work week due to the Thanksgiving holiday.  I pray that each of you is taken care of this Thursday and that the blessings within your homes are numerous.  It is interesting to step back and count the blessings within our household.  We are fortunate to have four very wonderful children.  We struggle with our share of trials, but we seem to be making it through them day by day.  Our biggest struggle has been with Shelly's health and we look forward to an improvement during the coming year.

Were any of you fortunate enough to catch a view of the celestial fireworks show on Saturday night?  Unfortunately we were clouded over and had light rain, so we were not able to see the shooting stars.  Those that did see Leonid showers said it was spectacular with as many as 2,000 shooting stars per hour at its peak.

THANKS TO CARL FOWLER

I had a great time in the 3D Level 200 class. Many concepts came together and I now know they exist and know how to get to them. I may not be efficient in the journey, but I can get to the fishing hole and soon pull up where I need to be. The book is also more clear. I, also, want to extend a grand "Thank You" to Carl Fowler for his presence and assistance. If not for his help, I would have lost a very important concept. I saw first hand how he worked around the class in the background. Nathan Buckley also was a "rover" and provided much appreciated assistance. The classes were very good, as always. The very best part was the association with fellow inspectors and talking of issues and solutions. Great time and I look forward to Spring.  Jim Corbin City Bow, WA

Here is a photo of Carl Fowler getting paid off by the house in cash after hitting big on the quarter slots.

WIRE GAUGE QUESTION

I found this question in my most recent Popular Mechanic rag......

The general question I have, and I believe most do-it-yourselfers have, is about the mixing of 12 gauge and 14 gauge wires in a home improvement project.  An electrician told me you can go from 14 gauge to 12 gauge wire but you cannot go the other way.  I figured that if you connected the 12 gauge wire to one side of an outlet you could safely hook a 14 gauge wire to the other side and extend it to additional outlets.  Do you agree?

What is your response?

SOUTHERN UTAH MOLD STORY

Toxic Mold Strikes Southern Utah Homes

HURRICANE, UT - November 14, 2001 — For Hurricane resident Mitzi Vaughn it’s the little things — her Bible, her photos and family heirlooms. Vaughn’s husband, Rick Vaughn, may have to leave behind his grandfather’s yachting trophies.

“These are things that can never be replaced,” she said.

The Vaughns are afraid they may lose their house, furniture and all other possessions to a blanket of green and black mold clinging to the walls of their bathroom.

After a laboratory test indicated the presence of stachybotrys, a toxic mold, in their home the Vaughns were told the only things they could safely remove were items made of plastic, ceramic or vinyl. If the mold spores attach themselves to other porous materials they could conceivably be spread to other buildings where the Vaughns’ possessions might be taken. If the spores are spread to moist environments active mold could result.

After the deadly mold was found in her home, Mitzi Vaughn spoke with a man in Oregon who burned his house down after laboratory results confirmed the presence of stachybotrys. He told her the only way to get rid of the mold was to burn the house down. Others say the mold could be cleaned off without burning the home.

While the fate of their home is still under debate the Vaughns worry they may have to leave their home and their possessions behind.

The Vaughns moved into their home on 800 North in April 1995. Mitzi Vaughn’s first symptoms began in May of that year, including headaches, muscle spasms, depression, sinus infections and chronic flu-like symptoms.

“It was just like having a flu every day of your life,” Mitzi Vaughn said.

Rick Vaughn experienced fewer symptoms because he worked outside the home every day, say the Vaughns, but he did experience some health problems.

“It just took away all my energy,” Rick Vaughn said.

During her six years in the home Mitzi Vaughn has undergone two sinus surgeries and 18 electric shock treatments. She even had a surgery for temporomandibular joint syndrome (TMJ), thinking it would reduce some of her symptoms. It did not. After leaving house each time for different treatments she would return home and get sick again.

“Every time I was in a hospital I got to feeling better so they let me come home,” Mitzi Vaughn said. “The minute I got home I would get sick again.”

The depression was arguably the worst of what the Vaughns believe are illnesses caused by mold.

“In December of 1999 we had friends over for New Year’s Eve and after they left I walked through my bedroom door and didn’t come out for three months,” Mitzi said. “I was so depressed.”

Both Vaughns say they have experienced mold-induced memory loss. They have what they refer to as “mold moments,” when they cannot remember simple facts.

Mitzi Vaughn first suspected mold infestation when her doctor told her she had chronic sinus infections. She looked for the causes of chronic sinus infections on Internet. What she read indicated that most cases are caused by mold in home.

Earlier this year a pipe for outside faucets broke inside the Vaughn’s dining room wall.

“It flooded for a good 25 to 30 minutes before Rick could get someone to come over and turn it off,” Mitzi Vaughn said. A cleaning company came over to get rid of the water.

“What they failed to do was put a dryer in to dry out the wooden studs,” Mitzi Vaughn said.

The Vaughns saw mold growing on wall after the cleaning.

“The minute I saw mold I called the insurance company,” Mitzi said.

AAA Disaster and Cleaning Services of St. George then came and got rid of the mold. AAA brought a dryer as part of the second cleaning.

Things greatly improved after the AAA cleaning.

Then about two weeks later got Mitzi Vaughn got sick again. In an effort to remedy the problem the Vaughns repainted a couple rooms with mold-resistant paint. As they were painting they saw little black spots on their bathroom wall above the shower.

“We saw this horrible, horrible black green stuff,” Mitzi Vaughn said.

They sent a sample of the mold to Aerotech Laboratories, Incorporated in Arizona. The results confirmed what Mitzi Vaughn suspected - Stachybotrys chatarum mold (known by its synonym Stachybotrys atra). The black spots represented a separate mold problem from the dining room mold that began when water entered the house through a leak in the roof.

Mold spores of all kinds - including stachybotrys - can lie inactive on a surface until they are introduced to a moist environment.

The Vaughns have been in and out of hotels and are currently renting a house across the street from their home until their insurance company decides if/how much of the cleaning process will be covered.

Mike Johnson, manager at AAA Disaster, said that process would involve gutting the bathroom and sterilizing the rest of the home and its contents. In the bathroom the sheet rock would have to be removed. The wooden studs below would be sealed with a mold-resistant coating.

Johnson said an environmental hygienist would instruct the workers on the exact manner of cleaning. Afterward they test the entire house to make sure the mold is gone.

Although many think dangerous molds only exist in humid climates the Vaughn’ s home is not the first home with Stachybotrys AAA has seen in Southern Utah.

“We deal with a lot of these,” said AAA owner Curt Bracken.

They recently finished cleaning a home in Springdale that had even more visible Stachybotrys mold than the Vaughn home. In that home the black spots of mold covered the walls of an entire basement.

Bracken said burning homes with toxic mold generally only occurs in humid climates where the mold is likely to return even after extensive cleaning. The dry climate of Southern Utah would help prohibit re-growth so likely the environmental hygienist would not recommend burning the house down as a remedy for mold.

Have you any interesting mold stories to share?

PHOTO CHALLENGE #80 FEEDBACK

This photo was taken in one MMM reader's inspection area.  Can you guess by whom and what part of the world?

Guesser #1 - BIG SKY COUNTRY-----MONTANA------Bill Schwan?  Reggie Ayres OR

Guesser #2 - Sierra Nevada Mountain Range as viewed from Interstate 80 near Auburn, CA!  Jerry Burch CA

Guesser #3 - Looks Like Big Sky country to me. Jon Gudnason CA

And the answer is........ Scott Merritt in Grass Valley, California.  Scott shared... Michael; In Reno you asked about my home and town. I tried to extoll the virtues, but a picture says a thousand words. This is the view from my back yard. Not a house in sight. Sacramento, CA is about 50 miles out there. This was tonight's sunset. I sure enjoyed seeing you and Shelly. Wish I could convince you guys to slow down. Scott Merritt

Can you top this picture with a scenic view of your area?  If so, please send along your pictures and detailed descriptions.

Peter Barten took me up on the request and passed along the following...

Hi Michael, I decided to take my camera along on a walk with my family tonight.

All the photos were taken within 300 yards of my front door in a 30 minute span. (Tillamook Bay with the Pacific Ocean in the background. If you look closely you will notice that my girls are looking at two blacktail deer in one of the photos.)

I don't have the population base that many of you enjoy to run my business but, the fringe benefits more than make up for it. Did I mention that I Landed 5-12+pound chum inside an hour in the small Miami River not 5 miles from my house on Friday, I lost at least five. Chum are a truly beautiful and protected species that must be released, Literally hundreds were visible from the spot I was fishing from. This is besides the typical Chinook and Steelhead runs in 6 rivers that are within 10 miles of my house.

Premium Elk hunting in the Tillamook National forest is less than 5 miles away. Dungeoness Crab and Various Claming spots are literally blocks away. Hiking and exploring opportunities are everywhere. Incredible beaches and surf is hear as well, although don't expect to do to much sun bathing or swimming. All for the price of 100+/- inches of liquid sunshine, pretty good deal huh? For your information the Tillamook County Board of Realtors averages a whopping 300 total real estate sales every year. 7 Inspectors are serving this area (with 2 more getting state certification.) You do the math.

Peter then went on to share his weather report from paradise.  Please remember that the two weather terms I hate are wind and rain.  Upon reading the following Peter Barten Paradise weather report I decided I am not loading up my moving van just yet...... I highlighted the words of my dislike.
